1. Who These Terms Cover
These terms govern the Deertrack Village website at deertrackvillage.com, the rental application form, our SMS messaging, and the private management tools used by Deertrack Village, LLC ("Deertrack", "we", "us") in Marquette, Michigan. By using any of them, you agree to these terms.
2. What This Site Is
This site describes Deertrack Village and lets prospective residents submit a rental application. Submitting an application is not an offer, a lease, or a guarantee of tenancy. Nothing on this site creates a landlord-tenant relationship; only a signed lease does that.
3. Applications
You agree that the information you submit is truthful and yours to provide. Applications are reviewed by Deertrack management. We may decline any application, and we may keep a submitted application on file. Deertrack does not discriminate on the basis of race, color, religion, sex, familial status, national origin, or disability.
4. Text Messaging
Residents may text work-trade hours to our published number, and we may reply with confirmations and a weekly summary. Message and data rates may apply. Reply STOP to any message to opt out, or HELP for assistance. Consent to messaging is not a condition of tenancy. See the Privacy Policy for how message content is stored.
5. Work-Trade Records
Hours logged by text are recorded and may be applied toward rent as agreed individually between a resident and Deertrack. Logged hours are a record, not an independent promise of payment or credit; the terms of any credit are whatever the resident and Deertrack have agreed in writing. We may correct entries that are duplicated, mistaken, or submitted in error.
6. The Management Dashboard
Deertrack operates a private, access-controlled management dashboard. It is for authorized Deertrack management only, restricted to specific approved Google accounts. It is not a public service and no general access is offered. Attempting to access it without authorization is prohibited.
7. Google Account Sign-In
Management sign-in uses Google to confirm identity. We receive only the signed-in account's email address and basic profile, and we use it solely to confirm the account is on our approved list. We do not read Google account mail, contacts, or calendars. Where the dashboard stores maintenance photos in Google Drive, it uses a narrowly scoped permission that can only see files the application itself created — not the rest of the account's Drive.
8. Acceptable Use
Do not attempt to gain unauthorized access to any part of this site or its systems, submit false or automated applications, interfere with its operation, or use it to send unlawful or abusive content.
9. Content and Photography
Text, photographs, and design on this site belong to Deertrack Village, LLC or are used with permission, and may not be reproduced without written consent. Historical references to Frank Lloyd Wright, Jens Jensen, John Lautner, and Abby Beecher Longyear Roberts describe the property's documented history and imply no affiliation with or endorsement by any estate or foundation.
10. No Warranty; Limitation of Liability
This site is provided as is, without warranties of any kind. We do not guarantee that it will be available without interruption or free of error. To the fullest extent Michigan law allows, Deertrack Village, LLC is not liable for indirect or consequential damages arising from use of this site.
11. Changes
We may update these terms. The date at the top reflects the current version, and continued use of the site after a change constitutes acceptance.
12. Governing Law
These terms are governed by the laws of the State of Michigan.
